Buyer Resources

  1. Consultation: we get your details and goals, like price range, neighborhood, and time frame.
  2. The Search: a collaboration to find your home. The MLS portal lets us to email you houses that match your criteria as soon as they become available.
  3. Viewings: we make an appointment, usually an hour or two, to see the houses on your list.
  4. Offer and Contract: when you find The One, we'll do a market analysis to determine what we offer. If accepted, an earnest money (~1%) and option check are written. You will have 7-10 days to get an inspection done. 
  5. Closing: your lender will give you a settlement statement three days prior to closing so you will know how much to wire the title company. Closings are typically 30-45 days.
  6. After: you may have questions about home-owning or would like vendor referrals when something breaks. We're always here to help

Seller Resources

  1. Consultation: we meet at your home to discuss the process and preparing your home if needed. We'll also talk about the market and your timeline.
  2. Setting the Price: buyers have more information than ever before, so correctly pricing your home is key. We talk about expectations and strategy.
  3. Getting it Ready: some houses benefit greatly from TLC. We know vendors in the area and can help make your home shine.
  4. Showings: homes with ease of access sell faster. We find the balance between your convenience and that of potential buyers.
  5. Marketing: technology has changed real estate. We also still get many calls from yard signs. Our approach is to use the tried and true along with the new and promising.
  6. Offers: negotiations are the second lever we can pull, after setting a good listing price, in getting the most for your home. A smart strategy from the beginning makes this part easier.
  7. ​The Contract: a deadline is created for selling your home. There's still an option period and escrow so we're not done yet.
  8. ​Inspections: the buyer will have the home inspected. With our background in property management, we'll have flagged some of the potential issues ahead of time.
  9. ​Moving: packing peanuts and shipping blankets. Now is the time to make room for the new owners and start preparing for your next journey.
  10. ​Closing: the dotted line. We're still here, with a flag ready to drape around you. And if you're moving just around the block, we can help with that, too.
